Attics here get hot. Clear sky cooks the roof, and that heat dumps into the house. If you can still see the joists, you do not have enough insulation. If you cannot see the joists and the rooms still will not cool, you probably have air leaks foam is good at closing.
What the crew does up there
They stage the rig outside, run a heated hose through the hatch, and spray either the attic floor (the ceiling of the rooms below) or the underside of the roof deck. Open-cell is what most attics here get. It expands around rafters, wiring, and blocking and costs less per inch. Closed-cell or a hybrid shows up when they need more R-value in less depth, or a vapor retarder against the sheathing.
Recessed lights have to be covered or boxed. Old batts usually come out if they are in the way. Soffit and ridge vents need a plan before anyone pulls a trigger. Then they spray, trim, and leave whatever covering the code wants.
These are two different jobs
Floor. Foam on the ceiling plane. The attic above it can stay vented, and it will still be a miserable space in July. You are protecting the rooms, not air-conditioning the storage.
Underside of the roof. The attic becomes conditioned space. Ducts and air handlers that currently sit in a 140°F box start living closer to indoor temperatures. This is the bigger check, and it changes ventilation, can lights, and sometimes roofing details.
Do not compare a floor-seal number to a roof-deck number and call one of them a deal. If the written estimate never says which plane gets foam, ask before you sign.
What a walkthrough usually finds
- Compressed or missing batts over bedrooms added in the 1970s
- An attic hatch dumping indoor air into the attic all afternoon
- Can lights that were never IC-rated or boxed
- Soffits with no baffles, or vents stuffed with old insulation
- A package unit or coil sitting in unconditioned attic air
Older streets around downtown and NMMI, and the mid-century tracts heading west, share that pattern. Newer northwest houses may already meet a higher code minimum and still leak at every penetration.
Do this before anyone sprays
Foam over an active roof leak, a rodent nest, or knob-and-tube is a waste of good material. A complete bid names removal, blocking around flues, and the ignition barrier. If you care about the federal credit, they should itemize qualifying insulation so you can read the current ENERGY STAR 25C notes before you file.
Open-cell is what most attics here get. Open-cell spray foam. Under the house is a separate problem: crawl space spray foam.
Should the attic stay vented after foam?
Depends where they put it. Foam on the attic floor can leave a vented attic above it. Foam on the underside of the roof usually means an unvented, conditioned attic, and the soffit and ridge vents get closed. The bid has to pick one.
Will this help my swamp cooler or AC?
A sealed attic cuts the load. It does not rescue a cooler that is already shot, and it does not resize a unit that was undersized in 1988.
