New construction spray foam in Roswell
Empty bays are the easy version of this job. The schedule is the part builders get wrong. Decide open-cell, closed-cell, or hybrid before drywall hides the cavities.
The foam sub shows up after rough mechanicals and after the inspections that need to see open walls. They mask windows, tubs, and floors, hang plastic at the doors, and spray whatever is on the spec: exterior walls, attic roof deck or ceiling plane, garage, sometimes the floor over a crawl. Open-cell gets trimmed so the drywall crew has a plane. Closed-cell is an inch count and usually stays as sprayed.
If the mix is off (wrong temperature, wrong pressure, a blocked hose) the foam comes out crunchy, sticky, or the wrong color. A builder should expect a bad pass to get cut out, not buried.
Gypsum on the finish schedule usually covers the ignition barrier in occupied rooms. Attics and crawls that stay unfinished need a coating or covering called out. Do not assume it.
Spec this climate, not a plan set from somewhere wet
Southeastern New Mexico is hot, dry, and swings hard from day to night. Open-cell in walls and under roof decks is a practical spec here. Closed-cell still belongs where you want a vapor retarder or more R per inch: crawls, stem walls, a steel building on the same lot, skinny headers. Copying a Gulf Coast closed-cell-everywhere spec wastes money. Copying a Minnesota wall and skipping the air seal wastes energy.

- Conditioned floor area and stories
- Which planes get foam: attic, walls, crawl, garage
- Whether the plans already name a product and thickness

When in the build should foam go in?
After electrical, plumbing, and HVAC rough-in, after the inspections that need open walls, and before drywall. Too early and trades are trapped behind plastic. Too late and someone is cutting foam out of boxes.
Does foam replace housewrap?
No. Foam is interior insulation and an air seal. Weather barriers, flashing, and roofing still belong to the builder.
Can a Roswell builder spec open-cell only?
For attics and walls in this climate, often yes. Closed-cell still shows up at crawls, slab edges, and rim joists. Write the assembly here. Do not inherit a humid-climate spec from a national plan set.
