New construction spray foam in Roswell
Empty bays are the easiest foam job an installer will ever have. The chemistry does not change; the schedule and the written R-value do. This is the time to decide open-cell, closed-cell, or hybrid before drywall hides the cavities.
How a new-build spray actually runs
The foam sub arrives after rough mechanicals and the inspections that need to see open walls. They mask windows, tubs, and floors, hang plastic at doorways, and spray designated assemblies: exterior walls, attic roof deck or ceiling plane, garage, and sometimes the floor over a crawl. Open-cell is trimmed flush with studs and rafters the same day or the next so the drywall crew has a plane. Closed-cell is applied to a specified thickness and usually not trimmed.
Two liquids still mix at the gun. Passes are layered so the foam does not overheat as it cures. Off-ratio foam — wrong temperature, wrong pressure, or a blocked hose — shows up as crunchy, sticky, or discolored material. A builder should expect the foam company to discard a bad pass, not bury it.
Ignition and thermal barriers are usually the interior gypsum that is already on the finish schedule. Attics and crawls that stay unfinished need an approved coating or covering called out in the spec, not assumed.
Specifying for this climate, not a national plan set
Southeastern New Mexico is hot and dry, with large day-night swings. Open-cell in walls and under roof decks is a common, practical spec here. Closed-cell still belongs where the assembly needs a vapor retarder or more R-value per inch: crawls, stem walls, steel buildings on the same lot, and thin headers. Copying a Gulf Coast closed-cell-everywhere spec wastes money. Copying a Minnesota wall without air sealing wastes energy.

When in the build should foam go in?
After electrical, plumbing, and HVAC rough-in, after inspections that need open walls, and before drywall. Foaming too early traps trades behind plastic. Foaming too late means someone is cutting foam out of boxes.
Will foam replace housewrap or roofing underlayment?
No. Spray foam is an interior air-seal and insulation. Weather-resistive barriers, flashing, and roofing still have to be detailed by the builder.
Can a builder in Roswell spec open-cell only?
Often yes for attics and walls in this dry climate, with closed-cell still typical at crawls, slabs edges, and rim joists. The builder and the foam sub should write the assembly, not inherit a humid-climate spec from a national plan set.
